The Affordability Gap
In the early 1990s Salt Lake City was searching for solutions to the growing problem of abandoned and boarded-up homes and ways to encourage homeownership. By the year 2000, rapidly increasing housing prices in a hot real estate climate contributed to fewer abandoned and lower cost properties. Increasing housing costs were, and continue to be, fueled by rapid population growth and a strong economy. Utah's population grew by 30% between the 1990 and 2000 Census, and this trend has continued. 2007 was the fourth consecutive year that Utah outperformed the nation in job growth with an increase of 4.5%, compared to the national rate of 1.3%.1 Despite the robust economy, income growth has not kept up with increases in housing costs and the need for affordable housing is as pressing as ever.

CDC seeks new ways of containing costs in order to keep our homes affordable. Strategies we use include: donations of construction materials,
cash and skilled labor; bulk purchases of materials; requesting reduced fees; land banking and lot splits; innovative designs; and establishing a revolving fund for future housing through the sales proceeds of homes we sell.

Affordability Project Warehouse: CDC stores donated materials at our warehouse. Some donations are not used in our projects and can be used by other non-profits or very low-income homeowners. CDC also conducts public sales to move materials that are not used in our projects.
